Concept Statement
Rochester, New York
A six-level vacant commercial office building at 17 East Main Street is currently owned by a local developer who intends to renovate and operate it as office and retail space. Each level has approximately 3,200 square feet of usable square footage.
The existing building is a dilapidated former office building with retail space on the first floor. The interior is in need of major renovations. The brick exterior of the building will not be renovated as part of this project.
Prospect and refuge are attributes of biophilic design that speak to how humanity has evolved to perceive and experience space. Prospect is the ability to survey an open environment for opportunity and social interaction, while refuge refers to encapsulated spaces that evoke emotions of security and privacy. Prospect and refuge areas contain both public and private zones that allow office works the ability to select the type of environment that best suits their current needs.
